Turning Dysfunctional Boards into Functional Boards
January 21 • 8:30 - 10:30 AM

Because owners are not provided with training on being “professional” board members, most boards are composed of persons with little knowledge about running an association, much less a nonprofit corporation.  Although the associations best intentions may be in mind, board members often disagree about what is best for the community and how to go about running it.  Therefore, by their very nature, association boards are inherently dysfunctional.  During this session we’ll give you tools to understand and address different personalities on your associations’ boards and phases boards go through.  We’ll also focus on methods for managing your directors and board phases and helping your boards reach that next level.


Collection Process From Start to Finish

What really happens when you turn an account over for collections?  In this session, we’ll focus on showing you the “behind the scenes” view of a collection file once it leaves your hands and lands in ours.  We’ll discuss deadlines, legal requirements, and what can, and sometimes does, go wrong.  You will now be in a position to respond to your boards’ questions concerning the specifics of the collection process, the length of time it’s taking to collect, and overall questions concerning their files.


Managing and Dealing with Difficult People
March 19 • 8:30 - 10:30 AM

As a manager, you are often placed in the middle of disputes or on the frontline of communicating with difficult and disgruntled individuals.  This may, perhaps, be one of your greatest daily challenges.  To assist you in handling these types of situations and specifically individuals who cause them, this session will provide you with tools and options for communicating with, understanding, and handling those difficult people. 


Covenant Enforcement Process and Pitfalls
April 8 • 8:30 - 10:30 AM

With more and more owners failing to comply with association covenants, it is important for managers to be aware of their enforcement options.  It is equally important to be knowledgeable of the covenant enforcement “no-no’s” that tend to get associations in trouble.  We will discuss the importance of having a good enforcement policy and procedure in place, the enforcement and architectural review processes, and when to get legal counsel involved.


Foreclosures:  How they really work
June 10 • 8:30 - 10:30 AM

Understandably, foreclosures have been, and still are, confusing to many people in this industry.  This class will take you behind the scenes to our foreclosures department and show you the life of a foreclosure file.  We will introduce you to foreclosure terminology, timelines, and possible complications.  The purpose of this class is to provide you with tools to answer questions from your boards concerning foreclosures when an attorney is not readily available.


Building Community Consensus
July 23 • 8:30 - 10:30 AM

Whether a community has 15 homes or 1,000 homes, it is difficult, if not impossible, to have all owners agree on all issues all the time.  However, for a community to function and have a healthy political atmosphere, it is important to build consensus among the owners and residents.  We will discuss what is meant by “consensus” as well as, various methods and tactics for building consensus among your communities.  We will also troubleshoot and talk about common barriers and roadblocks to obtaining community consensus.


Case Law/Legislative Update
August 19 • 8:30 - 10:30 AM

If 2009 is anything like the preceding four years, there should be lots to talk about!  In this class we’ll review the 2009 changes to statutes effecting associations in Colorado and how these changes may impact management and operation of associations.  We’ll also discuss some significant court cases on state and federal levels that impact associations.
